PLANNING
The site has the benefit of outline planning permission which relates to the wider Albion site and is a revision to an earlier outline planning permission granted in 2014. The revision serves to rearrange Zones 2, 5 and 6 identified on the approved parameters plan (as illustrated here) to provide up to 100 residential units within Zone 6, up to 2,600sq.m of commercial uses in Zone 5, together with a landscape bund in Zone 2.
Access into the development site already exists but requires the provision of a right turn lane on Booth Lane prior to first occupation, in accordance with the approved access plan (attachment 5). The residential development is expected to be in ‘general accordance’ with the illustrative masterplan.
Significant work has been undertaken to inform a reserved matters application and this, along with further details of the design requirements and S106 provisions are available in the data room.
